Below is a list of some of the frequently asked questions about our covenants and some practical reminders to help us be good neighbors and make our neighborhood a great place to live.
- How much are our homeowners’ association dues? 2024 $195 annually.
- What do I need to do to add, replace, or modify a structure (i.e., buildings, pools, decks, proches, fences, garages, mailboxes, walls, or other accessory structures, which includes painting a structure) on my property? Submit the proposed plans online using this online form to the Architectural Control Committee for review and approval before any work is begun. A written application for your project can also be requested from the POA via emailed request.
- Pets. Under the HPOA covenants, each residence is limited to three (3) pets. Please be thoughtful of your neighbors. While walking your pet, clean up after your pet, and do not allow your pet to enter other neighbors’ yards.
- Speed Limit. The speed limit in our neighborhood is 25 mph. Please be mindful residents who are walking, pets, and young children on or near the street.
- Garbage Day. Garbage is collected by the City of Rock Hill on Thursday. The City requests that garbage cans, recycling bins, and yard carts be placed at the curb in front of your house no earlier than noon the day before pick up and should be removed by 7 am the day after collection. If you know a neighbor is out of town, please roll in their garbage cans to their homes, in order to keep our streets tidy. - Holiday Decorations. Volunteers from the neighborhood decorate the front entrance during various holiday seasons. If you would like to help, please contact the HPOA.
- Mailboxes. Homeowners are required to erect and maintain the standard mailbox in our neighborhood. Please remember to keep your mailbox painted, cleaned, and in good repair. If you need to replace your mailbox, contact the HPOA for replacement options.
- Lawns and Property Maintenance. Homeowners are required to keep their lot and their home in good repair. This includes but is not limited to, the condition of windows, trim, paint, gutters, sidewalks, roof, and driveways. Please regularly cut your lawn and edge along the driveway and streets. Trees, leaves, shrubs, and plants should be maintained and pruned on a regular basis.
